Project Evaluation

You may already have ideas of what you would like to change or add-on to your existing space. Or, you may know you want more space but do not know where to start. We will set up a meeting at your home to dream up ideas together and discuss different options on how to make the new space layout to best fit your lifestyle and needs. This is the first step in making your dream a reality.

Design

We will guide you through the design stage based upon your wants and needs, all along, working within your budget.

Estimate

We will price your project with amenities and options that you desire. Our finalized estimate will have a detailed spec sheet and remodel agreement.

Financing

    Options for financing:
  1. Home equity line of credit
  2. 2nd mortgage
  3. Cash
  4. Receive approval of your remodel with a qualified lender that specializes in "finished appraised value" financing

Construction

  1. Schedule of events are planned — we give you a "timeline" that shows the steps from beginning to end.
  2. Plans, survey (if applicable), and permits are scheduled.
  3. The remodel process begins.
  4. We will start by preparing the site for the work to be done-cover floors, demo site, remove trees, etc.
  5. During the remodel process Bacchus Homes advises you, the homeowner, as to when the need to make your selections for your home (i.e. counter-top, lights, carpet, tile, wood floor, paint & stain colors, etc.)
  6. Throughout the whole process our team conducts routine site inspections to ensure the products, craftsmen, and timing of the work are consistent with our quality standards.
  7. We will guide you through the remodel phases, addressing questions and concerns on a regular basis.
  8. Before closing, we will complete a detailed a walk through with you, the homeowner, to ensure the finished product is completed in accordance with Bacchus Homes standards and your satisfaction.
  9. There will be a final inspection with City.
  10. We will review with you any and all additions, deletions or changes made to the project.
  11. Final payment will be due.
  12. Final Stage — enjoy your new living area(s)!

Warranty/One Year Walk Through

Bacchus Homes will cover items in the "homeowners manual", and assist you with any problems that may arise. We will provide an eleven month walk through to repair items included in the "warranty period."


Bacchus Homes Home Remodel Warranty


The Bacchus Homes warranty is compliant with the standards set up by Minnesota Statute Chapter 327A.

1. An Eleven-month walkthrough list.

2. Emergency service, which covers the following emergencies, as defined by our warranty: total loss of heat, total loss of electricity, a plumbing leak that requires the entire water supply to be shut off, total loss of hot water, total sewage stoppage, roof leak.

3. Kitchen appliance warranties. These warranties are specific to each individual appliance and are generally one year long.

Bacchus Homes, Inc. agrees to provide a Limited Warranty which complies with the Minnesota law regarding new home warranties. In general, the terms of the warranty will be as follows:

(1) During the first year of ownership the home shall be free from defect caused by faulty workmanship and defective materials due to non-compliance with building standards. The period of ownership commences on the date of closing unless otherwise specified by the builder.

(2) During the first two years of ownership the home shall be free from defects caused by faulty installation of plumbing, electrical, heating and cooling systems.

(3) During the first 10 years of ownership the home shall be free from major construction defects. "Major construction defects" means actual damage to the load-bearing function and which vitally affects or is imminently likely to affect the use of the dwelling for residential purposes to the extent that the home becomes unsafe, unsanitary or otherwise unlivable. Such load-bearing components may include:

  • A. Foundation systems and footings
  • B. Beams
  • C. Girders
  • D. Lintels
  • E. Columns
  • F. Walls and partitions
  • G. Floor systems
  • H. Roof framing systems

"Major construction defects" does not include damage due to movement of the soil caused by flood, earthquake or other natural disasters
